For a one-time fee of only $995.00 you receive:
- Custom pool design downloaded to your computer, which tells a 3D graphic of pool with your home, a topographic color design.
- Construction design for builder’s showing standard engineering, all dimensions, perimeter foot, surface area of pool, surface area of deck, location of equipment, plumbing, electrical and gas runs, easement access. Equipment list needed for pool.
- Pool layout design with all measurements required to lay pool out on ground in the correct locations.
- Contact information on permits, additional engineering (if required). Information you need for your home owners association (if required).
- Complete easy to understand construction check list, with separate check list on exact phase of construction.
- Complete list of each sub contractor that you will need to build your pool. Each contractor will either give you a bid on their phase of construction or the pool in advance, or they will give you a copy of their listed standard price list, as they do with pool builders and you can estimate the cost of each phase before they perform the work. Yet with your drawings and their price list you can hold them to their cost on their price list, instead of changing their bid maybe higher, either way you are still in control over your money, until they are completed and you will be saving a lot of money by assigning the middle man to the pool builder.
- Our owner builder program also provides you with a complete line of pool equipment needed for your pool, including a complete line of pool cleaners. Our equipment can be delivered direct to your home, or you can have pool plumbing contractors pick it up for you. While Pool Plans requires you to purchase your equipment through our program, we guarantee we only charge you the suggested priced based from our national supply house. We can furnish you with a copy of there price list to verify we are not over pricing our equipment, cleaners, etc. We can also have pool chemicals, pool toys etc. delivered or put on call with you equipment at the same fair suggested price. All in all there are no surprises in our pricing we give our all that in writing before you decide to use our program. Additionally, if you do not get a better price on the total construction of your pool and equipment with our program over traditional pool builders, we will refund your $995.00!
- (Optional) We recommend you use this option if you are not confident or do not have the time to over see the construction we will provide you an experienced pool construction superintendent who will work directly for you for an agreed price. This superintendent can handle any phase before, during and after construction for you, such as acquiring permits, home owner association approvals, get engineering approved, lay out pool, coordinate all contractor and their approximate times of construction process, supervise and inspect each phase of the pool construction process, including calling in on each inspection phase from the city or county doing the inspection, taking care of any change orders you may want to make during the construction process, such as deciding to add more pool decking, adding a waterfall, or a different pool finish etc. Which is a huge advantage to the owners builder not being under the mercy of a pool builder and their inflated prices for any changes made after construction begins, you can negotiate your prices instead of having the “take it or leave it price”. The superintendent can also be in charge of the pool start up process and even coordinate your landscaping to other assist, you may want a outdoor kitchen, gazebo, patio cover etc. All in all a qualified superintendent will do the same thing a pool builder will do instead of working for the pool builder he works for you, by passing the middle man each superintendent is like a sub-contractor each with different methods of how they change their services, either they can have a set fee for the start to finish process of building your pool, they can have a set fee on each phase they take care of for you, leaving you the option to take care of the phases you are comfortable with, or they may work a cost plus arrangement with you. Either way always remember when you’re an owner builder your always in control from start to finish. When you hire a pool builder they are in control of not only the superintendent but also the coordination of the job, the change orders and most of all your money and how and when you it, usually always in advance. Though a superintendent is not necessary to have as an owner builder, we provide you with all the information designs, contractor and city contacts you need to do it yourself. A superintendent can make your pool building experience go smooth without much time and effort on your part, keeping you in control of payment after the work is satisfying completed on each phase instead of paying in advance and hoping it is done correctly, also your saving money. The money a builder is going to mark up on the cost of all the phases of construction, the superintendent, overhead etc., which ranges from 20% to 80% depending on the builders desired profit margin.
